Cross Campus Coworking

Southbay

Located in Silicon Beach, this project is a 42,247 square foot interior tenant improvement for a coworking and event space with 1052 work-points over two floors.

Through a series of workshops, member and stakeholder feedback determined the optimum program for the target demographic, including a large outdoor patio, meditation room, massage treatment room and a kitchen on each floor. User demographics necessitated private offices over open workstations, and small meeting rooms for 1-2 people to collaborate in addition to larger meeting rooms. Space planning efficiencies resulted in 1,052 work-points with over 50% accommodated in private offices.

Urban planning principals were used to organize 150 private offices into a series of “neighborhoods” accessed via narrow “streets.” Meeting rooms anchor street transitions to central public areas (“courtyards”) for members to gather in kitchens, lounges and for community events. At the heart of the space are lounges, semi-private banquettes, and open desk seating. The open desks can be quickly removed, allowing the space to transform into a 250-person event venue.

Inspired by the casual, beachy-modern vibe of the surrounding beach cities, neutral finishes and moments of color create a warm, relaxed work environment.
